Dholera tools and calculators

Practical calculators built on safe, standard maths and verified distances. They are thinking tools, not valuations or promises. We never publish an invented plot price, so where a rate is needed you enter the figure you were actually quoted.

Land unit converter

Convert Gujarat land units

Standard conversions: 1 acre = 4,840 sq yard = 43,560 sq ft. 1 sq yard (vaar) = 9 sq ft. Bigha in Gujarat is commonly about 2,500 sq yard but is not standardised, so confirm the local definition.

Plot cost estimator

Estimate a plot cost from your quoted rate

Enter the area and the exact rate you were quoted. We do not supply a rate because no reliable public price exists for Dholera plots. Always get the all in price in writing.

Appreciation projector

Model an appreciation scenario

Not a promise: Dholera appreciation is an expectation, not a guarantee. No government source guarantees returns. This uses a growth rate you choose, to help you think, not a rate we endorse.

EMI + stamp duty

Home loan EMI and Gujarat registration cost

Gujarat effective stamp duty is 4.9% (3.5% basic + 1.4% surcharge) plus 1% registration. A registration fee waiver applies for property in a woman's sole name. Verify current rates before you transact.

Compare developers

Compare Dholera developers side by side

Pick two or three from the neutral directory. Ratings are the verified Google figure as of 22 July 2026. This is a factual comparison, not a ranking or endorsement.
